A Bullhead City, AZ hotel or motel can fund new furnishings in parts: equipment financing for guest room furniture and televisions, a term loan for movable lobby and poolside furnishings, and working capital for payroll while booking payouts catch up. Wheatland Finance hands the request to funding partners, which weigh the quotes and the payout history.
A Wheatland Finance article that splits a furnishing purchase into equipment, building work and operating cash, with invented figures.
Guest room furniture, televisions and linens
FF&E is the movable part of a property: guest room furniture, televisions, mattresses and laundry machines. Fixed heating and cooling systems are excluded. Because each piece can be removed and resold, equipment financing can carry it on its own value, with a term that matches how long the piece lasts.
Illustration only, invented figures: 32 rooms, each getting a television at $1,240 and case goods at $2,150, come to $39,680 and $68,800, or $108,480 together. On a 60-month note at an annual rate of 10.1%, the room package costs the property about $2,310.22 a month.
Linens, towels and guest supplies wear out within months, so they rarely make good collateral; they belong in operating cash or a line of credit rather than in a five-year equipment note.
Matching the term to the piece matters most for the units with the shortest lives. If a television is expected to run seven or eight years, a 60-month note is paid off while it still works; a note stretched past its working life would leave the property paying for a unit it has already replaced.
Mohave County, AZ's 43 traveler accommodation establishments with paid employees had 849 employees between them in 2023, just under 20 per property on average (CBP, NAICS 7211; our arithmetic). A property that stays open during the work can phase it floor by floor, and the request can list each phase with its own quote.
Movable lobby and poolside furnishings
Movable lobby seating, freestanding reception furniture and removable poolside furniture can be identified on a supplier quote. Fixed flooring, a built-in front desk, pool resurfacing, fencing and fixed pool systems are outside this request.
Illustration only, invented figures: a $96,000 movable lobby and poolside furniture package at an annual rate of 10.75% costs about $1,631.16 a month over 84 months and about $2,075.32 over 60 months. Choosing 84 months frees about $444.16 a month and costs about $12,498 more in interest by the final payment.
Nearly half of the county's traveler accommodation employers are small: 20 of the 43 had fewer than five employees in 2023 (CBP, NAICS 7211). Properties across the state line in Laughlin, NV sit in Clark County, NV and are outside every Mohave County figure here; an owner there can still ask Wheatland Finance to pass a request along.
Payroll and supplies between booking payouts
Revenue from a booking platform often reaches the property after the guest checks out, while payroll, laundry service and supply orders are due on their own dates. That timing gap can be covered by working capital or a credit line.
Illustration only, invented figures: a motel with $14,300 of biweekly payroll waits 21 days for a batch of payouts. The payout wait can contain 1 or 2 biweekly payrolls, depending on the first payday, leaving $14,300 to $28,600 to cover.
Traveler accommodation payroll in Mohave County, AZ came to $20.3 million in 2023, about $23,915 per paid employee, a figure that mixes full-time and part-time staff (CBP, NAICS 7211; our arithmetic).
Owner-run properties appear in a different program. Nonemployer Statistics counted 72 traveler accommodation businesses with no paid employees in Mohave County, AZ for 2024. For a property run that way, a cash need has no payroll line in it, only supplies, utilities, repairs and the like.
What a lender reviews from a hotel or motel operator
- The property management system supplies occupancy and average-daily-rate reports for the previous 12 to 24 months.
- Provide the last two years of tax returns and profit-and-loss statements.
- The franchise agreement and any property improvement plan, if the property carries a brand.
- Supplier quotes for each piece of movable FF&E and the lobby or poolside furniture.
- The deed or the lease, with the landlord's consent for building work on a leased property.
- Payout statements from each booking platform and the current debt schedule.
A partner reads the payout and occupancy history against the new payments before it sets an amount and term. County figures for the trade are on the hotels and motels page. To start, call (928) 227-5785 or use the request form; the other articles are on the articles page.
